Concrete parking lot building in Duluth MN - a lot built for traffic and winter salt
Cracked, heaved or puddled lot? We dig out, build a solid base and pour concrete planned for your traffic and Duluth winters.

I walk every lot myself
I come out to look at every job myself, so the person pricing your lot is the one who knows the plan. I also work alongside our crew on the pour, so nothing gets lost between the estimate and the concrete.
Pouring concrete since 2017
We've been in business since 2017, and before that I learned this trade one small slab and walk at a time. Most of our calls are from homeowners, but small business owners call us for lots, floors and slabs too.
Licensed and fully insured on every job
That covers every lot we build, from the dig-out to the last joint. Your satisfaction, guaranteed. When you're ready, call (218) 241-4178 or send us a message with the lot's size and whether the entrance crosses the street.
Concrete parking lots built for Duluth
Concrete parking lot building in Duluth, MN means digging out the site, building a packed layer of material under the slabs and pouring concrete pavement over it. It's for business and property owners who need a lot that carries daily traffic and gets through our winters.
The price mostly comes down to size and to what's under the ground now. A lot that carries delivery trucks needs a thicker slab and a heavier base than one that only sees cars, and tearing out old asphalt or broken concrete adds to it. The entrance, drainage and work along the edges move it too. My written estimate lists what's included, so you can weigh the base work as closely as the concrete.
The schedule turns on the weather, the permit and the wait before traffic. Concrete has to cure before it carries weight, because it's still gaining strength, and cold weather slows that down. We look into the permit side up front, tell you which city office handles it and take care of the application when we're the contractor on the job. We build lots in Duluth and in Superior, Hermantown, Cloquet and other cities nearby.
Parking lot concrete, from the base to the edges
A base built for your traffic
For a lot, I plan around the traffic it'll carry and put as much care into the layers under the slabs as into the concrete on top. We dig out and pack the subgrade, the native ground everything sits on, then build a subbase over it, a layer that gives the slabs even support and won't wash away. Frost is the hardest thing on pavement here, and silty soil heaves the most. The accepted fix is swapping that soil for material that resists frost, and if your site has it, the estimate shows it.
Pour timing, joints and the finish
We plan pour days around the weather. A midday pour in summer heat can leave a weak, dusty top, and in cold weather paving usually needs insulating blankets to keep the concrete warm enough to harden and its water from freezing. We cut control joints, grooves that tell the slab where to crack, before it cracks on its own, and finish with a broom texture for grip on wet or icy days. If the budget gets tight, I'll trim the finish before the base, because nobody can fix a base once it's paved over.
Drainage, footings and the building next door
Before we set forms, we check where water runs, so the lot sheds toward a drain or the street and not back at your building. If an old lot has been sending water against the building and it's settled, we can look at foundation raising before we pave up to it. Light poles, sign posts and fences along the lot need concrete footings, and we can pour those in the same job. The City of Duluth holds the owner and the contractor both responsible for keeping soil on site, so we set up erosion controls before we dig.

(218) 241-4178How a parking lot job goes
You call, I come out
Call (218) 241-4178 or send a message and we'll set up a visit. I walk the site with you, ask what traffic it'll carry and look at the ground, the drainage and where the entrance meets the street.
A written estimate
After the visit I send a written estimate that lists what's included, with the dig-out and base work spelled out next to the concrete. Read it over, ask me anything and decide when you're ready.
Permits, pour and care
Once you say go, we line up any permits and a pour date, prep the base, then place and finish the concrete. We leave you care steps for the first season so the new slabs get a good start.
Duluth parking lot questions
Does a new parking lot in Duluth need a permit?
Yes, if the work disturbs 3,000 square feet of ground or more, or more than 250 square feet in a shoreland zone, the city requires an erosion and sediment control permit. A new entrance cut through the public right-of-way needs its own approved application and excavation permit, and sites of an acre or more also need state stormwater permit coverage.
How long will a concrete parking lot last in Duluth?
A concrete lot can give good service for many years with little upkeep when it's designed and built for the way a parking lot gets used. Industry guidance ties that long life to plans and methods adjusted for lots, not borrowed from other paving. So we size the slab and base to what actually drives on yours.
Can a concrete lot hold up to Duluth winters and road salt?
It can, when the mix is made for it. An air-entraining admixture, an additive that puts tiny air bubbles in the concrete, makes it more resistant to freeze-thaw damage and to the flaking that deicing salt causes. The trade-off is some loss of strength, so on a salted lot I take the durability and size the slab for the load.
Is permeable pavement a good choice for my parking lot?
It can be for a lot with light traffic, but it hasn't been proven where trucks come through often or traffic moves fast. Minnesota's stormwater guidance notes these surfaces, built to let water soak through instead of running off, have been used in lightly traveled lots. Tell me what drives on yours and I'll say which fits.
